Meet the ERA realtor who built a decade of wins on discipline, patience and honest advice

Over the past decade, Kavin Kuah has been a quiet fixture at the top of ERA Realty’s performance rankings. Named the company’s number one Top Achiever every year since 2015, he has built his reputation not through fanfare, but through the kind of consistent, reliable deal-making that speaks for itself.

That consistency, he says, is rooted in a straightforward philosophy — one he has held since from the very beginning.

“When I first started in real estate, my goal was very simple: I just wanted to survive and make a decent living.”

Kavin joined the industry at 23 without any contacts, referrals, or even money to print advertisement fliers. Despite this, he was undeterred, spending weeks knocking on doors, familiarising himself with housing regulations and meeting with agents so that he always had intel for prospective clients. In the evenings, his hustle continued with cold calls late into the night.

His hard work and persistence paid off. Within two months, he was earning $20,000 to $30,000 in commissions. In four months, he made his first $200,000 in commissions, and paid off his parents’ mortgage.

For Kavin, there is no cheat code to success. Instead, he says, having patience and grit, and being honest with clients, are paramount.

“My mantra is: Treat clients the way you would want to be treated,” he says. “I always try to give honest advice, even if it may not lead to an immediate transaction. When clients know you are looking out for their interests, that relationship becomes long-term, and results will eventually come.”

For clients looking to invest in property, for example, he espouses the same principles of discipline and patience, reiterating the importance of first understanding one’s financial position, risk tolerance and long term goals before making any rash decisions.

“I personally believe in focusing on the fundamentals: location, demand and long-term potential rather than trying to time the market perfectly. Over the long run, good properties tend to perform well if you have the patience to hold them,” he explains.

To this day, more than a decade on in the industry, his most memorable deals are not the flashy, multi-million dollar ones, but rather, the ones where he knows he has helped make a difference — whether it’s first-time buyers purchasing their forever home, or a family successfully upgrading after years of planning.

He shares: “My favourite moment is always seeing their excitement when they finally get the keys to their home. They remind me that what we do goes beyond just transactions; we are actually helping people make very important life decisions.”
