From odd-shaped plots to stagnant listings: How ex-accountant breaks property market deadlocks 

While other agents walk away from challenging deals, ERA realtor Lynn Er sees opportunities

An oddly shaped semi-detached home located right behind a substation had been avoided by many agents due to radiation concerns. To ERA branch division director Lynn Er however, it was simply another challenge to tackle.

“I brought a radiation meter and consulted an engineer. Eventually, I managed to reassure the buyer and close the deal,” says Er.

Where others might see roadblocks, she focuses on potential. With a strong belief that all properties can be sold with the right heart, strategy and advice, she has since taken on listings that others abandon – from luxury condos affected by additional buyer’s stamp duty changes to elderly couples’ Housing Board flats stuck in the market for over a year. In fact, she has successfully found buyers for them.

In the over 16 years since she joined ERA Realty Network, Er has transacted more than 1,500 units and achieved over $1.2 billion in sales. Her exceptional performance has earned her numerous industry accolades, including being a Top 3 Achiever eight times, ERA Asia Pacific No. 2 for three consecutive years from 2022 to 2024, and a 10-time League of Honour Member. She is also one of only six agents in ERA’s history to be inducted into the prestigious ERA Hall of Fame, and a SEAA Diamond Award winner for four consecutive years, recognising industry-wide excellence.

Her success stems from her strong corporate foundation and the ability to tackle every challenge in a practical manner. In an industry often driven by emotions, Er, who was previously a chartered accountant at KPMG and finance manager at Yum Brands overseeing Asia Pacific operations, brings integrity, financial discipline and strategic thinking to every transaction.

She also credits her extensive market knowledge for her performance, noting: “I take pride in my instincts and intellect for spotting high-potential properties, helping many of my buyers make strong investment gains over the years.”

So keen are her instincts that she closed her first sale just days after deciding to take a leap of faith to join the real estate industry – and shortly after she gave birth too.

But what truly sets her apart from her peers is her ability to structure intricate transitions, such as helping clients sell a home and buy another at the same time, planning out all the money flows or arranging for sellers to rent back their old home temporarily.

These require precise timing, strong negotiation skills and a deep understanding of client needs – all of which are skills her accounting background had readied her for.

And for her own property investments, the same analytical mindset guides her choices: “Don’t chase what’s cheapest, invest in what holds long-term value.”

Even though she has sold multi-million-dollar homes, Er has no qualms about managing deals for smaller homes and applies the same strategic planning to HDB sales as she does to prime district transactions.

“Whether it is a $10 million bungalow or a $500,000 flat, I believe every property deserves a professional approach and every client deserves full commitment,” she explains.
